Toronto’s first Housing Now site marks major progress with 725 new rental homes—including 218 affordable units—in Etobicoke’s emerging transit-oriented community.

Toronto’s biggest transit-oriented redevelopment is accelerating. At Bloor–Kipling—where the former Six-Points “Spaghetti Junction” once dominated Etobicoke’s landscape—construction of the community’s first major housing block at 5207 Dundas Street West is already reshaping the future of the west end.

The project, led by Kilmer Group and Tricon Residential in partnership with the City of Toronto and CreateTO, broke ground as the very first tower under the City’s flagship Housing Now program. Once complete, this single development will deliver 725 new rental homes, including 218 affordable rental units, on newly unlocked City-owned lands directly beside transit.


A New Community Built on City Land

The redevelopment of the Bloor–Kipling area represents one of the most significant land-use transformations in Toronto’s modern history.

The City invested $77 million to decommission the Six-Points Interchange and introduce a new street network, freeing 18 acres of developable land across seven blocks. Five of these blocks—including 5207 Dundas West—are designated for new rental housing through Housing Now.

At full build-out, the Bloor–Kipling community will include:

  • 2,700 total homes

  • At least 900 affordable rental units

  • A new Etobicoke Civic Centre

  • A new City park

  • A transit-oriented neighbourhood directly connecting residents to TTC, GO, MiWay, and cycling networks

Construction at 5207 Dundas West is three months ahead of schedule, according to CreateTO.


What’s Coming to 5207 Dundas Street West

The first block at Bloor–Kipling will deliver:

725 Purpose-Built Rental Homes

  • 218 affordable rentals (30% of units)

  • 507 market-rate rentals

  • Affordable units set between 40%–100% of Average Market Rent

  • Mix of 1- to 4-bedroom units, including family-sized homes

Ground-Floor Community Amenities

  • Retail spaces for local services and shops

  • Public spaces designed for community gatherings and events

Climate & Sustainability Focus

  • Designed to meet Toronto Green Standard v3 – Tier 3

  • Targets zero-carbon certification

  • Architecture by Henriquez Partners Architects, Smoke Architecture, and landscape designers Claude Cormier et Associés


Housing Now: Leveraging Public Land to Build Affordable Homes Faster

Housing Now was approved in 2019 to unlock City land for mixed-income communities.
To date, the program has committed:

  • Over $1.3 billion in land value, funding, and incentives

  • 21 prime transit-oriented sites

  • 10 sites rezoned

  • Multiple shovel-ready projects, including 5207 Dundas West

The City expects occupancy at 5207 Dundas West to begin in Q2 2027.
